
Terms and Conditions of Booking
Please take care when staying in Broad How, and ensure that it is left clean and tidy. You are responsible and liable for any breakages or damage that you cause to the accommodation or its contents. We do not normally charge for minor breakages, but we do ask that you report any incidents as they occur. We may send you an invoice for repair or replacement if the damage or breakage is significant.
Arrival
Your accommodation will be available to you from 4.00pm on the day of arrival. We will not be able to accommodate you if you arrive earlier than the agreed time, as Michelle and her cleaning team will be busy preparing your rooms.
Late arrival procedure
Please contact us at the earliest opportunity to let us know if you will be arriving late.
Departure
We need 6 hours in order to clean the house thoroughly. So, please leave the house by 10.00am on the day of departure.
Bookings & Payment
Once a booking is confirmed by us in writing a contract is then deemed to be formed. The balance of the rent is due, at the latest, 8 weeks before the start of your holiday. If we do not receive your balance by that date we will assume that you have cancelled your booking and may seek to re-let the property. If you book within 8 weeks of your holiday the whole rent with other fees or charges is required as a condition of booking. The price of the accommodation includes the following: electricity, bed-linen, towels, cleaning, hot water, central heating and fuel for the fire, broadband [subject to reasonable use conditions], and land-line domestic phone calls.
Cancellation
We do not provide cancellation cover. You are liable for the payment of the full rental on cancellation, even if we have not yet received your balance. However, should you need to cancel your holiday for any reason, then please contact us immediately and we will attempt to re-let the property, at a discount if necessary. If successful, we will return the balance of the rental to you less an administration charge of £25. Please note that your deposit is not refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost. Should we for any reason need to cancel your booking, we will refund in full all monies you have paid.
Occupancy
Broad How is offered only on the understanding that no more than 16 people shall use it plus children up to the age of 2 years [only two cots are provided] Smoking is not allowed inside the property. No more than five vehicles should be parked on the front car park, so that there is always clear access for two cars in the Cherry How parking area. We reserve the right to refuse or curtail any booking, which appears not to meet these stipulations.
