Care of property

Please take care when staying in Broad How,  and ensure that it is left clean and tidy. You are responsible and liable for any breakages or damage that you cause to the accommodation or its contents. We do not normally charge for minor breakages, but we do ask that you report any incidents as they occur. We may send you an invoice for repair or replacement if the damage or breakage is significant.

 

Arrival

Your accommodation will be available to you from 4.00pm on the day of arrival. We will not be able to give you access if you arrive earlier than the agreed time, as our housekeeping team will be busy preparing your rooms.

Departure

We need a full 6 hours access to all rooms in order to clean the house thoroughly and ensure it is completely ready for the next visitors coming in. So please make sure that everyone in your party leaves the house by 9.30am on the day of departure so our housekeeping team can start work promptly.

 

Bookings & Payment

Once a booking is confirmed by us in writing a contract is then deemed to be formed. The balance of the rent is due at the latest 8 weeks before the start of your holiday, and we will email you a reminder at this point.  If we do not receive your balance within a week of the reminder we will assume that you have cancelled your booking and may seek to re-let the property. If you book within 10 weeks of your holiday the whole rent with other fees or charges is required as a condition of booking. The price of the accommodation includes the following: electricity, bed-linen, towels, cleaning, hot water, central heating and fuel for the fire, broadband [subject to reasonable use conditions], and land-line domestic phone calls.

Cancellation

We do not provide cancellation cover. You are liable for the payment of the full rental on cancellation, even if we have not yet received your balance. However, should you need to cancel your holiday for any reason, then please contact us immediately and we will attempt to re-let the property, at a discount if necessary. If successful, we will return the balance of the rental to you less an administration charge of £25. Please note that your deposit is not refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost. Should we for any reason need to cancel your booking, we will refund in full all monies you have paid.

Occupancy

Broad How is offered only on the understanding that no more than 16 people (or 20 people if you also book Cherry How) shall use it plus children up to the age of 2 years [only two cots are provided]  Smoking is not allowed inside the property.  We reserve the right to refuse or curtail any booking, which appears not to meet these stipulations.

Pets

Well-behaved pets (up to a maximum number of 2) are accepted by prior arrangement. Owners are advised that there is a £25 charge for bringing a pet or 2 pets [with the exception of assistance dogs] and they are liable for any damage to the property caused by their pets.

Parking

No more than four vehicles should be parked on the front car park, so that there is always clear access for two cars in the Cherry How parking area. [Additional parking is available on the lower drive if needed].

​

Owner access

We shall be free to access to the property at any reasonable time during the holiday occupancy. This is to allow us to, for example, carry out work in the garden, receive oil, coal and wood deliveries and do minor repairs and maintenance to the property.

Complaints

We hope very much that you will not need to complain, but if you do have a complaint please inform us immediately so that appropriate action can be taken.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves, our employees or contractors whilst acting in the course of employment.

Privacy policy

Any data collected during the course of this booking will be stored on our computer. With your permission, we may from time to time contact you about availability and offers. We will not share your details with any third party.
